How to Become a Land Shark with Brent Bowers

Investing in land is often overlooked as a viable option for real estate investing, but it can be a smart move for new investors looking to get into the business. With lower costs and less maintenance than traditional real estate investments, land can offer an accessible entry point into the market. Additionally, land is often less emotionally charged than purchasing a home or building, making it easier to buy and sell quickly. If you're considering investing in real estate, don't overlook the potential benefits of investing in land.

Brent Bowers, a land coach at The Land Sharks, joins Jonathan in this episode of Zen and the Art of Real Estate Investing to talk about the advantages of investing in land. Brent's transition from military life to real estate investing has allowed him to spend more time with his family and help others achieve the same lifestyle. According to Brent, investing in land is an excellent alternative for those who aren’t interested in investing in residential or commercial real estate. Brent shares his knowledge and experience to help listeners explore the benefits of investing in land.

Some of the key points Brent made include:

  • You need to have grit if you’re going to be an investor. You have to be willing to keep making the calls until you get a yes. If you are unwilling to quit, you’ll eventually land the deal you’re looking for.

  • A real estate agent who specializes in land can be worth their weight in gold. They can help you double the money you put into a property because they under the value and know how to calculate its ROI.

  • Land can have a lower barrier of entry, which means you can purchase a property with just a few thousand dollars--sometimes even just a few hundred dollars. It can help build your confidence to eventually move on to more expensive investments.

  • Read The 4-Hour Workweek by Timothy Ferriss. It’s all about getting work done while you sleep, which led Brent to hire a virtual assistant. He hired someone overseas who worked while he slept, and he’d get up in the morning to work already done. It gave him a sense of power and accomplishment.

  • Code violations and tax delinquencies can be gold mines for buying land. The owners want them off their rolls so you can take them off their hands at a steep discount.

If you’re considering real estate investing but aren’t interested in the maintenance of buildings or homes, Brent’s knowledge about land investments may be exactly what you’ve been looking for.
